For the first time Madison Park is all on one map.  Madison Park is Neighborhood Profile Area 393.   The area includes slightly more homes than our boundaries South of Tyvola.  The reason behind this is that census block maps are used in part for the study. The boundary goes between Londonderry and Farmbrook Drive to Archdale South of Tyvola.  This year’s study is expanded with more data than the previous 20 variables to now 80 variables.  It includes more than 400 neighborhoods in and around Charlotte as well as Mecklenburg’s six towns. Another change includes scrapping the old neighborhood labels of “stable”, “challenged” or “transitioning”, because officials felt they didn’t always reflect all that was happening in a neighborhood. A few highlights from the study include: 

  •  - 33-the Median Age of Residents-provides an indicator of the character of the neighborhood, including the resources and services it may need
  •  - 54.6%-CMS Students Attending Neighborhood Schools
  •  - $1,013-Median Gross Rent
  •  - 36.4% Tree Canopy-includes both residential and non-residential areas
  •  - 549-Neighborhood Nuisance Violations 2 year period
  •  - 68.4% -Owner Occupied Housing
  •  - $193,610-Residential Property Value-according to the Zillow Home Value Index, the average value for NC in 12/2010 was $135,000
  •  - 8.6%-Vacancy Rate of all residential dwellings in the neighborhood
  •  - 236-Calls for Animal Control
